GENERAL TERMS AND CONDITIONS



These General Terms and Conditions (hereinafter referred to as “GTC”) set forth the terms and conditions of accommodation services provided by Adrienn Váradi (registered address: 2000 Szentendre, József Attila Street 16, Tax ID: 72304637-2-33) (hereinafter referred to as the “Service Provider”) at VillaBalin (hereinafter referred to as the “Apartment”). The GTC defines the contractual content upon which the Service Provider enters into accommodation agreements with its Guests.



We strive to make your stay as peaceful as possible. Please read the GTC carefully before booking your accommodation.



1. Contracting Parties



1.1. The Guest utilizes the services provided by the Service Provider. If the Guest directly places the booking with the Service Provider, the Guest becomes the contracting party. Upon mutual agreement, the Service Provider and the Guest are considered contracting parties (hereinafter referred to as the “Parties”).

1.2. If the booking is placed by a third party (hereinafter referred to as the “Agent”) on behalf of the Guest, the terms of cooperation are regulated by an agreement between the Service Provider and the Agent. The Service Provider is not obligated to verify whether the Agent is legally authorized to represent the Guest.



2. Booking Procedure and Conditions



2.1. Upon a verbal or written inquiry from the Guest, the Service Provider provides a verbal or written offer based on current availability. Confirmation of availability is made upon receipt of the Guest’s written booking request.

2.2. The Service Provider guarantees a tentative booking for 5 days following the offer. If no booking is finalized or payment made within this period, the Service Provider’s offer becomes void.

2.3. Bookings without prior inquiries can also be made via the Apartment’s website: www.villabalin.hu, or through intermediaries on www.booking.com, www.szallas.hu, and www.rbnb.com.

2.4. For bookings made on the Apartment’s website, the booking will be automatically canceled if payment is not made within 5 days.

2.5. A booking is finalized only after the Service Provider sends a written confirmation to the Guest. This confirmation constitutes a written agreement.

2.6. Verbal bookings, agreements, modifications, or verbal confirmations by the Service Provider are not considered contractual.

2.7. The accommodation agreement applies for a specified duration only.

2.8. If the Guest vacates the Apartment before the agreed departure date, the Service Provider reserves the right to charge the full amount agreed upon in the contract. The Service Provider may also resell the vacated unit.

2.9. Extension of the accommodation period requires prior approval from the Service Provider.

2.10. Guests must verify their identity in accordance with legal regulations before occupying the unit. No unregistered persons may stay at the Apartment, and filling out the registration form is mandatory.

2.11. Any modification or supplementation of the agreement requires a written request from the Guest and written confirmation from the Service Provider.

2.12. Any special requests regarding the Apartment must be communicated at the time of booking to ensure timely accommodation by the Service Provider.



3. Check-In and Check-Out



3.1. Guests may occupy the Apartment from 3:00 PM on the day of arrival.

3.2. If the Guest cannot arrive by 6:00 PM, they must notify the Service Provider by the day prior to arrival.

3.3. Guests must vacate the Apartment by 10:00 AM on the day of departure.

3.4. Early check-in or late check-out may be available for an additional fee, subject to availability. Requests must be made by the day prior to arrival.

3.5. Extension of stay requires prior approval from the Service Provider, and payment must be settled the day before the extension begins.

3.6. If the Guest does not vacate the Apartment by 11:30 AM on the departure day without prior approval, the Service Provider reserves the right to charge for an additional day, and its service obligations are terminated.



4. Service Rates



4.1. Current rates are available on the Apartment’s website: www.villabalin.hu.

4.2. The Service Provider specifies the applicable VAT and local tax (IFA) at the time of the offer. Published rates include VAT but exclude local tax, which must be paid on-site. The Service Provider reserves the right to pass on additional charges due to tax changes.



5. Offers and Discounts



5.1. Current offers and discounts are listed on the Apartment’s website and apply to individual bookings only.

5.2. Offers and discounts cannot be combined with other discounts.



6. Security Deposit



6.1. A security deposit is required upon arrival. The amount is specified on the Apartment’s website.

6.2. The deposit will be fully refunded upon departure if no damages occur.

6.3. Payment can be made via cash, card, or Széchenyi Pihenőkártya (OTP, MKB, K&H).

7. Payment Terms



7.1. Guests must settle the payment within 5 days of booking; otherwise, the booking will be deemed invalid and canceled. The Service Provider issues an advance invoice for payments received.

7.2. By accepting the General Terms and Conditions, the Guest acknowledges and agrees that the Service Provider will issue electronic invoices for all payments and send them via email.

7.3. The invoice details are based on the information provided during the booking process. Guests can request modifications to the provided details within one day of booking; after this period, no changes can be made.

7.4. The final invoice is issued upon departure based on the information provided during the booking process.

7.5. Guests can pay in a currency other than the booking currency; however, invoices will be issued in the booking currency.

7.6. For invoice-related issues, the Guest or the individual/company named on the invoice must send written communication to: Adrienn Váradi, Szentendre, József Attila Street 16.

7.7. The Service Provider addresses such issues within 15 days of receiving the notification.

7.8. The original electronic invoice, issued in compliance with Hungarian laws, is sent as a PDF file attached to an email.



8. Cancellation Policy



8.1. Unless otherwise specified in the offer, the cancellation and modification terms are as follows:

8.1.1. Cancellations made within 60 days of the arrival date are subject to a penalty of 50% of the booking value.

8.1.2. Cancellations made within 14 days of the arrival date are subject to a penalty of 100% of the booking value.

8.2. If the Guest fails to arrive on the scheduled arrival date, the full advance payment is retained as a penalty. In this case, the Service Provider reserves the accommodation until 10:00 AM the following day, after which the booking is canceled, and the Service Provider’s obligations cease.



9. Rejection of Performance and Termination of Service Obligation



9.1. The Service Provider may terminate the accommodation agreement immediately and deny service if:

9.1.1. The Guest uses the Apartment improperly or violates the House Rules.

9.1.2. The Guest fails to vacate the Apartment by 11:30 AM on the departure date without prior approval for extension.

9.1.3. The Guest behaves inappropriately, threatens safety or order, or exhibits unacceptable behavior under the influence of alcohol or drugs.

9.1.4. The Guest has a contagious disease.



10. Guest Rights



10.1. Guests have the right to use the Apartment as agreed in the accommodation contract.

10.2. Guests can lodge complaints regarding the Service Provider’s services during their stay. The Service Provider will investigate complaints and provide a written response. Complaints can be sent to:

10.3. Guests may bring pets to the Apartment only with the prior approval of the Service Provider and under specified conditions.



11. Guest Obligations



11.1. Guests must settle the agreed payment within 5 days of booking.

11.2. Guests must adhere to the Apartment’s House Rules.

11.3. Before using electrical devices beyond standard travel needs, Guests must seek the Service Provider’s permission.

11.4. Vehicles can be parked in the enclosed parking area or on the public road in front of the property. The Service Provider assumes no responsibility for damages or theft related to vehicles or their contents.

11.5. Guests use the property and its equipment at their own risk.

11.6. Smoking is strictly prohibited in indoor areas, including the summer kitchen. Non-compliance may result in penalties imposed by the authorities, which will be charged to the offending party.

11.7. Guests must report fires or other emergencies to the Service Provider immediately.

11.8. Guests are responsible for any damage caused by them, their companions, or individuals under their supervision.



12. Service Provider Rights



12.1. The Service Provider may document the condition of the Apartment and its contents at check-in and check-out.

12.2. The Service Provider may verify the identity of arriving and departing Guests and inspect vehicles if necessary.



13. Service Provider Obligations



13.1. The Service Provider must deliver the agreed accommodation and services in compliance with applicable regulations.

13.2. Written complaints from Guests must be investigated and resolved appropriately.



14. Liability of the Service Provider



14.1. The Service Provider has liability and property insurance.

14.2. The Service Provider assumes no responsibility for valuables left in the Apartment.

14.3. The Service Provider is not liable for damages or accidents resulting from improper use of the facilities.

14.4. The Service Provider is not responsible for damages caused by force majeure events or by the Guest.



15. Privacy Policy



15.1. The Service Provider prioritizes the protection of personal data. All data is handled in compliance with applicable laws and regulations.

15.2. Personal data is used exclusively for contract execution, invoicing, and promotional purposes.



By entering into the accommodation agreement, the Guest acknowledges and agrees to these General Terms and Conditions. The Service Provider reserves the right to unilaterally modify the GTC.
