The tenant may occupy the accommodation from 15:00 on the date of arrival. On the date of departure the tenant must leave the accommodation before 10:00.

General policy

General terms and conditions

1. Reservations
1.1 Silver Beach Resort will only take reservations into consideration where the main booker is eighteen years of age or older.
1.2 The tenant will have a contract with Silver Beach Resort from the moment of receiving a confirmation of the reservation by post. This is also the invoice.
1.3 Please check our written confirmation for accuracy.
 
2. Alterations
2.1 If one wishes to alter the reservation after the contract has been made, Silver Beach Resort will attempt to comply. If indeed a change is made, Silver Beach Resort has the right to charge a fee of at least €10 for the alteration.

 3. Prices
3.1 Prices and extra costs are stated on the website of Silver Beach Resort under the heading of prices. Unforeseen costs added by the government may be passed along. All rates on the price list are subject to change.

4. Payment
4.1 Within two weeks of making the reservation, 30% of the total rental price, including the final cleaning and tourist tax, is due. The remaining 70% must be settled at the latest four weeks before arrival.
4.2 When making a reservation within the two months before the date of arrival, the entire amount is due within four weeks after making the reservation. 
4.3 When making a reservation four weeks before the arrival date, the entire amount is due at once.
4.4 In the case of a departure before the agreed date of departure, no refund will be made.
4.5 When the due date for payment has passed without payment  Silver Beach Resort has the right to cancel the reservation and to rent the accommodation to another party.
4.6 Silver Beach Resort has the right to cancel the contract without notice of default or court order being necessary if:
- the total rent has not been paid by the beginning of the rental period
- the tenant leaves the rented location prematurely
- the tenant does not occupy the rented location by 18:00 on the day the rental period begins without informing Silver Beach Resort about a late arrival
4.7 In the event of a bank charging for transfer or other costs, these will be passed along to the tenant.

5. Cancellation by the tenant
A cancellation of the reservation by the tenant must be confirmed in writing. The date on the postmark will count as the date for reporting the cancellation.  The tenant will owe the following amounts in the event of a cancellation:
- 30% of the agreed rent for a cancellation up to 30 days before the date of arrival 
- 60% of the agreed rent for a cancellation from the 30th day (including that day) up to the 14th day before the date of arrival
- 90% v of the agreed rent for a cancellation from the 14th day (including that day) up until the date of arrival
- 100% of the agreed rent for a cancellation on the date of arrival or later

6. Arrival and Departure times
6.1 The tenant may occupy the accommodation from 15:00 on the date of arrival. On the date of departure the tenant must leave the accommodation before 10:00.

7. House Rules
7.1With regard to essential maintenance the tenant must allow any activity that need to be performed to the accommodation or other facilities to be made during his stay without the right to compensation. 7.2 Silver Beach Resort (management) has the right to enter the rented location at all times.
7.3 The tenant may not rent out the rented location to a third party nor allow them to use it. The tenant may not allow a greater number of people to sleep over than was given at reservation and stated on the confirmation. When there are people in excess of this given number Silver Beach Resort has the right to cancel the contract.
7.4 The tenant, will use the location as vacation accommodation only.
7.5 The handing over of the keys makes the rented location available for use. Payment must be made before the keys are handed over. We assume that the tenant accepts the rented location with its inventory according to the inventory list unless he files a complaint within four hours of moving in. 
7.6 Smoking is not allowed in the apartments, the caravan or the double room.
 
8. Circumstances beyond our Control
8.1 If the rented location is not available as a result of circumstances beyond our control, Silver Beach Resort has the right to make a similar accommodation available in replacement. In that case the tenant will never be able to sue Silver Beach Resort.

9.Liability
9.1 Silver Beach Resort accepts no responsibility for theft, loss or damage of any kind to belongings or persons, which occur during, or as a result of a stay in one of the apartments. Silver Beach Resort is also not liable if one’s stay in one of the apartments does not meet his expectations.
9.2 Silver Beach Resort is not liable for any damage or injury sustained as a result of being on the grounds or using one of the facilities available on the grounds.
9.3 Silver Beach Resort is not liable for any damage claims arising from noise nuisance caused by a third party.
9.4 The tenant is liable for all loss and/or damage to the rented location and other property of Silver Beach Resort, which has come about during use, irrespective of whether it is the result of an action or of negligence on the part of himself or his party or a third party who is in the complex with his permission. 
9.5 In the case of misuse, e.g. not leaving the location behind in proper order, including, among other things, extreme soiling, the tenant will be liable for extra costs which will be charged to his account. 
9.6 The tenant states that he is familiar with the location, furnishing, and appropriate condition in which the rented location exists, according to the given written information, the brochure etc.

10. Complaints
10.1 In spite of all the care and effort on the part of Silver Beach Resort, complaints may arise. Complaints that are of a different calibre than a comment or suggestion should be reported directly to the management of the apartment complex. In the event where a complaint cannot be solved to your satisfaction, please submit your written complaint to the management of the complex at the following address within eight days of your departure:
