We hereby point out that the Villa Bismarckstrasse & Lofts are under monument protection and damage caused by guests is very costly in the restoration of damaged areas. Therefore, for your safety, we would like to point out that smoking, open flames such as candles or similar products are prohibited.

The outdoor area of ​​Villa Bismarckstrasse is also a listed building, so we are pleased to be able to provide you with a historical original as a guest.

The reservation you have made is for your exclusive use as a guest and not for any other persons, friends, or guests who have not made a reservation. The Green Residence is a social and ecological enterprise, a women-run accommodation company. Our employees are actively supported by the company based on the individual life situations in which the employees find themselves, including employees from active war zones, with a migrant background and/or a severe disability. The Green Residence team is as colorful as our planet.

The company's ecological approach is to help guests from all over the world make reservations in a resource-saving manner: For this purpose, the historic villa was restored in an environmentally friendly and sustainable manner and equipped with high-quality real wood furniture made of oak. Modern energy saving systems are used and plastics are avoided as much as possible. In addition, all cleaning and laundry services are provided exclusively by the in-house employees, so the bed linen is not ironed after cleaning in order to save as much energy as possible and thus reduce the CO2 footprint of your trip.

General Terms and Conditions of Green Residence

§ 1 Scope of application
These terms and conditions are valid for all contracts concerning the rental of furnished
apartments for accommodation as well as for all related services and deliveries provided to the
services and deliveries of the company ... , hereinafter referred to as the landlord.
The service is provided exclusively on the basis of these GT&C.
Agreements deviating from the GT&C are only effective after approval by the Landlord.
§ 2 Conclusion of the contract, contracting party, subletting and further letting
The contract is concluded by the acceptance of the customer's application by the landlord. The
landlord confirms the acceptance of the offer by sending a
reservation confirmation or booking confirmation. If the content of the

The agreed prices include the statutory value added tax.
Subject to other agreements, the agreed payment is due for a rental period of more than
month in advance by the 3rd working day of the month to the account of the landlord specified in the rental agreement. Otherwise, invoices of the landlord without due date are payable within 24 hours of receipt of the invoice without deduction. The landlord is the landlord is entitled to call in accrued claims at any time and to demand immediate payment. § 5 Provision, handover and return
Unless otherwise agreed, the customer has no right to the provision of a particular apartment.
Booked apartments are available to the customer from 3:00 PM o'clock of the agreed day of arrival. The customer has no right to an earlier provision.
On the agreed day of departure, the apartment must be vacated and made available to the landlord by 11:00 a.m. at the latest. If the apartment is only vacated before 3:00 PMo'clock, the landlord is entitled to charge a 50 % of the daily price for the apartment due to the late return. In case of a vacation after 3:00 PM o'clock the whole daily price for the following day can be charged.
Contractual claims of the customer are not justified by this. It is compensation for loss of use. The customer is free to prove that no or a significantly lower damages have occurred for the Landlord.
The return of the apartment must be in the same condition as the apartment by the
landlord has handed over to the customer. The customer has to remove all his personal belongings from the apartment and dispose of any food brought along. The customer must lock-up the apartment when leaving.
§ 6 Withdrawal and cancellation
The following cancellation conditions apply to the customer:

29-1 days before arrival & on the day of arrival: 100% payment according to the cancellation policy.

Cancellation must be made in writing (by e-mail, letter, fax) to the landlord. For the
effectiveness of the declaration is the receipt by the landlord.
If between the landlord and the customer a date for the cost-free withdrawal from the contract in writing, the customer can withdraw from the contract until then, without any payment or compensation claims for the landlord. The right of withdrawal of the expires if the customer does not exercise his right to withdraw from the contract in writing to the landlord by the agreed date. The same right is entitled to the landlord.
If an agreed advance payment or security deposit is not made even after the expiry of a reasonable grace period the landlord, the landlord shall be entitled to withdraw from the contract. In this case the customer has to pay the landlord cancellation fees and processing fees in accordance with § 6 number 2.
The landlord is also entitled to withdraw from the contract for an objectively justified reason, for example

§ 8 Technical equipment and connections
The use of the customer's own electrical equipment using the electricity network of the apartment requires the written consent of the landlord, unless it is a matter of objects of the usual daily use. Should individual provisions of these general terms and conditions be or become ineffective or void
or become invalid, the validity of the remaining provisions shall not be affected. In this case, the statutory provisions shall apply.
