Check-in / Check-out policy
Check-in typically 1 pm to 8 pm with the earlier or later afternoon preferrred as it frees up our afternoon. You will receive a key at check-in allowing your freedom to come and go after check-in. I need to plan around your arrival.....tell me in well in advance if changes. You are the respected guest but this is also my home!!!! Please, please, please, it is simply not polite to arrive to someone's home unannounced or way earler than arranged...the beds might not be made before 1pm, I might not be home, etc, etc.......On the other end, please arrive before your evening plans, not after. I am in bed by 9 pm! Late check-ins discouraged but require prior agreement.Check-out by 11:30 am.
Please be respectful of the fact we have to plan around your arrival time. If you run late, be respectful and give us good advance notice so we don't wait at home for nothing. Guests promising a time often know hours, not minutes, before if they wont make it.
Payment policy for advance payments
For nightly rate reservations, a deposit is typically one night but plus tax. Deposit is invoiced and charged after booking. Balance can be charged 7 days prior to arival or upon arrival. For week long or 30 day reservations, Special events, Holiday Weekends and Holidays a greater advance payment of 30, 50 or 100 per cent might be charged. Rates shown might vary or be non-refundable for Holidays, Holiday Weeks or Special Events. City, County, State taxes are not included in rates shown but are added on separately and shown in the total charge. Stays of one week or longer are typically discounted and therefore do not include breakfast. In addition while I rarely do 30 day stays, a 30 day consecutive stay is usually not subject to hotel tax.
Note: County tax increases from 5.5 per cent to 6.5 per cnet January 1, 2020. Invoices wil reflect the higher tax. Tax is based on time when stayed, not when booked.
For nightly rate reservations of 7 nts or less, a 7 day notice is required for refund minus a cancel, minimum 30 USD taxable cancel fee. For longer term weekly or monthly rate reservations, a 30 day notice is required and Cancellation Fee is 30% of total reservation, minimum 30 USD. Less than the 7 or 30 day notice mentioned, Special Events and Holiday weeks are non refundable and the cost of entire reservation is due. A date change is considered a cancellation, one time max. Early departure is considered a last minute cancellation, non refundable.
Cancellations are taken seriously as they are a large percent of income to a 3 room B&B. Your consideration is appreciated. Refunds will be in the same form as original payment; i.e. credit card is credit, gift card is gift card, etc. if your card is no longer valid, there is no refund. Every attempt will be made to rebook your room and refund accordingly.
No pets, please. One cat and one dog live here. Pets kept out of guest rooms. No pet access to Madison Apt Suite.
Please provide contact info of the guests you reserved another room for.... or those arriving separately before you. I need to be able to reach the person actually staying here in my home. Provide mobie phone and reachable email addresses please. Home and business land lines are not helpful when you are traveling.
